The real estate market is about as hot as it has ever been and it's easy to get discouraged and give up. But it's important to keep perspective. Every market has it's problems, there is simply no perfect one. For example, 10 years ago, it was easy to find cheap properties, but loans were extremely hard to come by. Now it's reverse. There are still deals to be found, you just need to focus on niches, be quick and take advantage of the incredible interest rates around today.
