My newest article for BiggerPockets is up on how finance your first real estate investment.  First I start with the four things you need before even looking for a loan:

1. Clean up your credit
2. Build up your savings
3. Study your craft
4. Make sure your loan proposals are impressive

Then comes the five main ways to finance real estate for new real estate investors:

1. FHA Financing
2. Traditional Banks
3. HELOC's (Home Equity Lines of Credit)
4. Seller Financing, Subject To's and Lease Options
​5. Partnerships and Private Lending

Some of these options work in tandem, i.e. with the BRRRR method, the most common way to do it is to buy with private lending and then refinance into a long term loan.
